Princesa de Penasco condominiums is not a Hotel. Princesa is a privately-owned residential community that allows the individual owner the option to rent. Not all who own at Princesa rent their condos. If you have any questions regarding the operational rules call 638-382-8014 or contact any Princesa security guard. Renters in need of additional information should begin by contacting their rental management company.

Please show respect for all common property to insure Princesa Will remain a beautiful vacation destination for many years to come.

  1. The HOA maintains a “ZERO TOLERANCE POLICY” no threatening, abusive or destructive behavior will be tolerated.
  2. Offensive behavior is prohibited in all areas including pools, hallways, parking lots, condominiums, etc.
  3. The noise curfew will be enforced from 10:00 p.m. – 9:00 a.m. Please respect security request to turn down loud music during daytime hours.
  4. No fireworks or firearms are allowed on the Princesa grounds or the beach areas.
  5. Drugs use is prohibited on Princesa property.
  6. Glass containers are not allowed in pool areas. Swimsuits are to be worn while in the pool.
    No street clothes in pool and nudity is strictly prohibited.
    Pool hours: 8 a.m. to 10 p.m. Monday to Sunday
    Heated pool hours when the pool is heated: 10:00 a.m. to 7:00 p.m. Monday to Sunday.
    Do not move pool furniture from pool area.
  7. Hanging towels or clothes on the balcony railing is prohibited.
  8. Do not leave trash in the hallways. Take all trash (basura) to the designated trash areas adjacent to the parking lot walls.
  9. NO tents or camping on Princesa grounds. No sleeping in vehicles.
  10. NO chairs, or patio furniture on the grass.
  11. Jacuzzies are limited to adults, and children who are at least 4ft. Tall.
  12. Parking of ATV’s, trailers or recreational vehicles is only allowed along the back wall in front of C building. Trailers more than 18 feet are not allowed. Long term vehicle and trailer storage is not permitted.
  13. Parking vehicles in spaces designated “owner only” is prohibited. Vehicles may be towed at owner expense.
  14. Renters may not have any type/size pet on property or inside condominium.
  15. All owners and renters are required to wear wristbands while on Princesa property. No exception! Those without wristbands will be addressed by security.
  16. Vendors and/or contractors are allowed to work inside the units Monday thru Friday 9 a.m.-5 p.m. ONLY.
  17. Renters and guest of owners are not allowed visitors.
  18. No speakers allowed in the E pool area, includes rental Jacuzzi and disabled palapas
  19. This is a smoke free resort. It´s not allowed for guests and owners to smoke/vape in the common areas.
  20. If you hit a security gate arm, the HOA will charge you $ 600 usd cash. You must pay the cost for the damages at the Security gate.
 
Violation of the above rules by renters or guests will be subject to immediate removal from the Princesa property.
 
Los condominios Princesa de Peñasco no son un hotel. Princesa es una comunidad residencial de propiedad privada que le permite al propietario individual la opción de alquilar. No todos los propietarios de Princesa alquilan sus condominios. Si tiene alguna pregunta sobre las reglas operativas, llame al 638-382-8014 o comuníquese con cualquier guardia de seguridad de Princesa. Los inquilinos que necesiten información adicional deben comenzar por comunicarse con su compañía de administración de alquileres.
 
Muestre respeto por todos los bienes comunes para asegurarse de que Princesa seguirá siendo un hermoso destino de vacaciones durante muchos años.
 
  1. La HOA mantiene una “POLÍTICA DE TOLERANCIA CERO” No se tolerará ningún comportamiento amenazante, abusivo o destructivo.
  2. Se prohíbe el comportamiento ofensivo en todas las áreas, incluidas piscinas, pasillos, estacionamientos, condominios, etc.
  3. NO se permiten ruidos excesivos en un horario de 10:00 p.m. a 9:00 a.m. Respete la solicitud de seguridad para rechazar la música alta durante el día.
  4. NO se permiten fuegos artificiales ni armas de fuego en los terrenos de Princesa o en las áreas de playa.
  5. El uso de drogas está prohibido en la propiedad de Princesa.
  6. NO se permiten recipientes de vidrio en las áreas de la piscina. Los trajes de baño se deben usar mientras están en la piscina. Se prohíbe estrictamente la ropa casual en la piscina y la desnudez.

    Horario de las albercas: 8 a.m. a 10 p.m. Lunes a Domingo.
    Horario de la alberca climatizada: 10:00 a.m. a 7:00 p.m. Lunes a Domingo.
    No mueva los muebles de la piscina del área de la piscina.
  7. Está prohibido colgar toallas o ropa en la baranda del balcón.
  8. No deje basura en los pasillos. Lleve toda la basura (Basura) a las áreas designadas de basura adyacentes a las paredes del estacionamiento.
  9. NO tiendas de campaña o camping en jardines de Princesa. No dormir en vehículos.
  10. NO se permite sillas, o muebles de Patio en el cesped.
  11. Los jacuzzis están limitados a adultos y niños que midan al menos 4 pies. de altura.
  12. El estacionamiento de vehículos todo terreno, remolques o vehículos recreativos solo está permitido a lo largo de la pared trasera frente al edificio C. No se permiten remolques de más de 18 pies. No se permite el almacenamiento a largo plazo de vehículos y remolques.
  13. Se prohíbe estacionar vehículos en espacios designados “solo para propietarios”. Los vehículos pueden ser remolcados por cuenta del propietario.
  14. Los inquilinos no pueden tener ningún tipo / tamaño de mascota en la propiedad o dentro del condominio.
  15. Se requiere que todos los propietarios e inquilinos usen pulseras mientras estén en la propiedad de Princesa. ¡Sin excepción! Aquellos sin pulseras serán atendidos por seguridad.
  16. Los vendedores y / o contratistas pueden trabajar dentro de las unidades de Lunes a Viernes 9 a.m. a 5 p.m. SOLAMENTE.
  17. Los inquilinos e invitados de los propietarios no pueden recibir visitas.
  18. No se permiten bocinas en el área de la alberca E, incluye jacuzzi de rentadores y palapas de incapacitados.
  19. Este es un resort libre de tabaco o cualquier producto similar. No está permitido para huéspedes y propietarios fumar en áreas comunes.
  20. Si usted golpea alguna pluma de seguridad, la Asociación de Propietarios le cobrara la cantidad de $600 dólares en efectivo. Usted deberá pagar el costo de los daños en la caseta de Seguridad.
 

La violación de las reglas anteriores por parte de inquilinos o invitados estará sujeta al desalojo inmediato de la propiedad de Princesa

  • Renters and Owners must wear wrist bands in the common areas.
  • The property enforces a 10:00 PM Quiet Policy. After 10:00 PM loud music or loud noise must cease.
  • We ask that you do not leave garbage in the hallways. Please put garbage in the containers near the elevators.
  • It is not allowed to hang clothes, towels, or any other object on patio railings.
  • We ask you to respect our security staff. They are here to keep you safe, remind you of the rules, and to help you have a good time.
  • No pets allowed for renters (owners may have pets).
  • Owners must keep their pets on a leash and pick up after them.
  • Drones are not allowed on the resort property at any time.
  • Drones on the beach: Mexico law states that only Mexican nationals are allowed to have drones, and the drone must be properly licensed with the Mexican authority.
  • Mexican law prohibits firearms and fireworks.
  • Mexican law prohibits smoking in restaurants, common areas and on the beach.  Only owners are allowed to smoke in their private units and balconies.
  • Pool Hours are from 7:00 AM – 9:45 PM.
  • There is no lifeguard on duty.
  • Proper swim suit wear is required when using the pool or the hot tub. Jeans, shirts and cover ups are not allowed in the water.
  • Children under 12 must be supervised by an adult at all times.
  • Infants are required to wear “swim diapers”. Swim diapers are available at the resort convenience store.
  • Headset required when using electronic equipment.
  • No glass containers or bottles around pool area.
  • No food inside or around pool area.
  • Please do not leave personal belongings on the lounges or tables in the pool area overnight or go to the beach all day, others may want to use them.
  • No diving.
  • Pool Bar – 18 years and older.
  • Mexico law (as of Jan 2023) has banned smoking in any public areas, including the beach.  Smoking is ONLY allowed by owners in their private units.
  • Fireworks are not allowed on the property or beach area in front of the property.
  • A cleaning truck cleans the beach area early in the morning. Please do not leave tents, umbrellas, towels, etc., overnight on the beach or in any common area. We are not responsible for any loss or damage of any items left in these areas or the parking lot.
  • Drones are not allowed on the resort property at any time.

Updated November 3, 2023 to incorporate changes approved at October 2023 General Assembly

  • Only owners & friends staying with or visiting owners are permitted the privilege of having pets on Princesa property. While Owners must be present at the Princesa for their guests to bring a pet, the Owner does not need to be physically with the guest and pet while the pet is being walked on the grounds.
  • Renters, friends and relatives of owners, when the owner is not in residence, are not permitted to have pets and will immediately upon discovery be asked to exit Princesa property.
  • Pets on the grounds must be on a leash and must be completely under control at all times, meaning that the pet cannot attack, jump on, or bite an individual or another pet.
  • Colin’s Cantina is dog friendly and welcomes owner pets but only pets of Princesa owners shall allowed on the patio at Colin’s Cantina. Per the Puerto Peñasco health department, no dogs are permitted inside of the restaurant area.
  • All dogs should wear an owner wristband on their dog collar for fast, easy identification.

Note: To comply with the last point, either an old yellow Owner wristband or a current Owner wristband may be used on the dog’s collar.

  • Hours are from 6:00 AM – 10:00 PM
  • Children under 16 are not allowed.
  • For your safety, flip flops are not allowed when using the equipment.
